Finding Your Own Housing

  • Located in the area approved by your PHA.
  • Apartment, townhome, or single-family home.
  • Charges reasonable rent.
  • Passes a Section 8 property inspection.

Once your voucher is approved, you will have a certain time limit to find housing. If time runs out, your voucher could be given to someone else.

Paying Fees Out of Your Own Pocket

Yes, your Section 8 voucher will help pay some of your rent each month, but it won’t help with these two common costs:

  • Application fees from landlords.
  • Security deposits.

You’ll have to pay for those yourself, so save up as much as you can to avoid any snags due to a lack of cash.

Following Your Landlord’s Rules

In a standard rental agreement, your landlord outlines rules you must follow as a tenant. The same will be expected of you with Section 8. If you get evicted for not following the rules, you can lose your voucher.

Paying the Rent on Time

You’ll have to pay some of the rent (around 30 percent of your income), even if you get approved for Section 8 assistance. The rent must be paid on time to keep your voucher.

Living On-Site

To receive Section 8 assistance, you will have to live on the property. You cannot lease it to someone else, as that is considered fraud.

Keeping in Touch With Your PHA and Landlord

If your household gains or loses income or family members, you’ll have to notify your PHA, as that can affect your voucher amount. And if you decide to move, you’ll have to give proper notice to your landlord and PHA.
